Build and turn-key services

Fixed price, bid-build

Alpha Build Kraft executes fixed price mandates for new construction and renovations projects. Once the project design has been developed and completed, our client is given a detailed quote which includes all costs.

The project is constructed on a Fixed Price amount based on the plans and specifications provided by the client. A fixed price contract is a fixed lump sum that cannot be changed and the payment amount does not depend on resources used or time expended. A fixed price contract allows us to give our clients exact costing of the total build before the works begin. AlphaBuildKraft also undertakes projects based on the design-bid-build model. With this method, the owner establishes separate contractual relationships with the design team and the general contractor who will perform the construction activities and thus has better control over the project.
Initially, the design team produces a bid set which includes all the elements of the site plan (architectural, structural, electrical etc.).

The project then enters the bidding stage where General Contractors are asked to submit their bids. Further to review, the contract is awarded to the lowest bidder. The contract is typically a lump sum and has a fixed price to which the contractor commits. As he is bound by the price in his quote, the contractor who will undertake the project will typically absorb most cost overruns that may emerge during construction.

However, while the contractor takes responsibility for the price, the owner, through their contract with the design team, is liable for any design changes that may impact the price.
